Indoor air quality has gone from a niche facilities concern to a mainstream one, and the air handling unit sits right at the centre of it. It’s the building’s lungs — it brings in fresh air, filters it, conditions it, and distributes it. If the AHU isn’t doing its job, occupants feel it, even if they can’t name why.
Why it matters more than it used to
People spend the overwhelming majority of their day indoors, and there’s a growing body of evidence linking poor indoor air quality to tiredness, headaches, reduced concentration and more sick days. The flip side is the more useful point for a building owner: well-ventilated, well-filtered air is associated with better cognitive performance and fewer absences. For an employer, that’s not a soft benefit — it’s productivity.
How the AHU shapes the air people breathe
Fresh air supply. The unit’s job is to dilute the stale air a building accumulates — CO₂, odours, the by-products of occupancy. Under-ventilation lets CO₂ build up, which is what produces that heavy, drowsy feeling in a stuffy meeting room.
Filtration. The filters strip out particulates, pollen and pollution from incoming air. The right filter grade, properly maintained, makes a real difference indoors — especially in urban or industrial locations. A clogged or wrong-spec filter undermines the whole system.
Humidity and temperature. Air that’s too dry or too humid affects comfort and health, and humidity that’s poorly controlled also feeds hygiene problems inside the unit itself.
What the regulations expect
In the UK, Building Regulations Part F sets out ventilation requirements for buildings, including minimum fresh-air rates for occupied spaces. Beyond that, an employer has a general duty to provide a safe and healthy working environment, and adequate ventilation is part of that. Meeting these isn’t only about having an AHU — it’s about that AHU actually delivering its design airflow, which a neglected unit often doesn’t.
Getting it right
Good indoor air quality comes down to the right system, set up correctly, and kept in good order: adequate fresh-air rates, the correct filtration, controlled humidity, and a unit that’s clean inside and performing to spec.
That’s often more achievable than people expect. When we overhauled the air handling serving the offices at Colmore Row in Birmingham, most of the air quality improvement came from getting the existing system back to delivering its design airflow and filtration — not from ripping everything out. Most air quality complaints we’re called to turn out to be a ventilation system that’s drifted out of tune, not a fundamental design flaw.
