In commercial buildings, heating and cooling every space at full capacity all the time is both wasteful and uncomfortable. Variable Air Volume — or VAV — systems solve that problem by adjusting the amount of air delivered to match what each space actually needs. Here’s how they work and why they’ve become a mainstay of modern commercial ventilation.
The basic principle
A traditional constant volume system delivers a fixed amount of air at a variable temperature. A VAV system flips this: it delivers air at a constant temperature but varies the volume to suit demand. When a space needs more heating or cooling, more air flows; when it needs less, the flow reduces. This simple change makes the system far more responsive and efficient.
How it works in practice
Air is supplied from a central air handling unit and distributed through ductwork to VAV terminal units serving different zones of the building. Each terminal unit has a damper that opens and closes to control airflow into its zone, guided by a thermostat. As conditions change through the day — occupancy, sunlight, equipment heat — each zone adjusts independently, keeping conditions comfortable without over-conditioning the whole building.
Why VAV saves energy
The efficiency comes from only using the air you need. Because the air handling unit’s fans can slow down when demand across the building drops, energy consumption falls significantly compared with a constant volume system running flat out. In a large commercial building, that difference adds up to meaningful savings over a year.
Where VAV systems are used
VAV is well suited to larger commercial buildings with multiple zones and varying demand — offices, mixed-use developments, and similar spaces where different areas need different conditions at different times. The zoning flexibility is a major advantage where occupancy and heat loads vary across a building.

Like any ventilation system, a VAV system performs best when it’s well designed, correctly commissioned and properly maintained. Balanced airflow, well-functioning terminal units and a healthy central air handling unit all matter.
